  • Can I do HVAC maintenance myself?
While it's possible to carry out basic tasks—like replacing filters or vacuuming vents—the real question is whether it’s the best use of your time. Time is the one thing money can’t buy. And in high-performance London apartments, HVAC systems are far too valuable—and too complex—to risk through DIY. These systems involve gas, electrical, and water components that require professional expertise to service safely and effectively. Attempting your own maintenance can damage equipment, void warranties, or lead to inefficiencies you won’t notice until it's too late. By entrusting this work to a specialist, you’re not just protecting your system—you’re protecting your time, your property, and your peace of mind. You could do it yourself. But why would you?
  • How do I service my HVAC myself?
For basic maintenance: Replace or disinfect filters every 1-6 months Ensure vents are unobstructed Keep the outdoor condenser unit clear of debris Undertake water temperature checks with calibrated equipment However, refrigerant checks, coil cleaning, and electrical inspections should always be handled by professionals.
  • How often do I need to service the HVAC in my apartment?
It's recommended to service your HVAC system at least once a year. For systems used year- round or older apartments, biannual servicing is advisable to ensure optimal performance and compliance with product warranties.
  • Is HVAC maintenance expensive?
While there's an up front cost, regular HVAC maintenance can save money in the long run by preventing major repairs and improving energy efficiency. Neglecting maintenance can lead to costly system failures and higher energy bills. If you value reliability and your time not being distracted with resolving ADHOC breakdowns then maintenance could be a good choice for you.
  • Is it worth getting the air conditioning serviced?
Absolutely. Regular servicing ensures your air conditioning system operates efficiently, provides optimal comfort, and extends its lifespan. It also helps maintain good indoor air quality and prevents unexpected breakdowns.
  • What is HVAC?
HVAC stands for Heating, Ventilation, and Air Conditioning. These systems regulate indoor temperature, humidity, and air quality, ensuring a comfortable and healthy living environment.
  • I will wait until something breaks?
Waiting for a system to fail can lead to discomfort, higher repair costs, and potential breaches of lease agreements. Many leases stipulate that tenants must maintain their apartments, including HVAC systems. Neglecting maintenance can result in lease violations and costly repairs.
  • I don't have a big budget. Can I afford MMH?

If you're seeking the best blend of service and value, MMH could be the right fit for you. . While many provide similar services, MMH works exclusively in super-prime London apartments, are independently owned, offering a personalized, expert and dedicated approach to your home. • I just want a price. Why do you need to conduct a survey?
We understand you want a quick quote — and we respect your time. However, every apartment is different, and so is every HVAC system setup. To provide an accurate and fair price, we need to understand several key factors: System type and condition Scope of equipment Access — which is often the biggest variable. While some items are easily reached, others are hidden behind wardrobes, joinery or access panels. By conducting a short, no-obligation survey, we can ensure you receive a tailored, transparent price — with no surprises later.
  • We don't use the apartment much. Why do I need maintenance?
Even if you're rarely in the property, your building systems don’t take time off. Systems degrade with time, not just usage. HVAC components can seize, corrode, or stagnate. Unused cooling or heating systems still require exercising. Manufacturer warranties typically require maintenance. PPM ensures your systems are ready when you are — no surprises before a visit, a guest stay, or a sale.
  • Will your team be careful in my home?
Absolutely. Our team is trained to work in high-spec apartments and take extra care to protect delicate finishes and materials. From layout of tools to tidy exits—we treat your home as if it were our own.
  • Why is PPM valuable to owner-occupiers?
As an owner-occupier, your home is both a sanctuary and a significant investment. Implementing a Planned Preventive Maintenance (PPM) plan ensures that your HVAC system operates efficiently, reducing the risk of unexpected breakdowns. Regular maintenance can extend the lifespan of your equipment, maintain optimal indoor air quality, and help you avoid costly emergency repairs. Moreover, a well-maintained system can enhance your property's value and appeal.
  • Why is PPM valuable to tenants?
For tenants, comfort and reliability are paramount. A PPM plan ensures that the HVAC system in your apartment functions optimally, providing consistent heating and cooling. Regular maintenance reduces the likelihood of system failures, ensuring a comfortable living environment year-round. Additionally, well-maintained systems are more energy- efficient, potentially leading to lower utility bills.
  • What is a PPM Service Plan?
A Planned Preventive Maintenance (PPM) Service Plan is a proactive approach to maintaining your HVAC system. It involves scheduled inspections and servicing to ensure systems operate efficiently, reducing the risk of unexpected breakdowns. Regular maintenance can extend the lifespan of your equipment and ensure optimal performance.
  • PPM Service Plan vs. Reactive Breakdowns
Reactive maintenance addresses issues after they occur, often leading to unexpected costs and discomfort. In contrast, a PPM Service Plan proactively identifies and resolves potential problems, minimizing the risk of system failures. This approach can lead to cost savings over time and will ensure consistent comfort.
  • Annual Service Plan vs. One-Off Service
An Annual Service Plan offers regular, scheduled maintenance, ensuring your HVAC system remains in optimal condition year-round. This proactive approach can prevent issues before they arise. A one-off service, while beneficial, addresses only immediate concerns and doesn't provide ongoing assurance. The maintainmyhome annual service plans also provide access to our 24/7 support line for help with how things work and as issues arise.
  • Why is PPM valuable to property managers?
Property managers juggle multiple responsibilities, and unexpected HVAC issues can be disruptive. A PPM plan offers peace of mind by proactively addressing potential problems before they escalate. Regular maintenance schedules can be coordinated across multiple units, ensuring consistency and reducing the frequency of emergency calls. This proactive approach can enhance tenant satisfaction and retention.
  • Why is PPM valuable to sales agents?
Sales agents understand that the condition of a property's systems can influence buyer decisions. A documented history of regular HVAC maintenance through a PPM plan can be a strong selling point, indicating that the property has been well cared for. This assurance can expedite sales in a slow market if competing properties don’t have a maintenance record and potentially increase the property's market value in the long term.
  • Why is PPM valuable to lettings agents?
For lettings agents, ensuring tenant satisfaction is crucial. A PPM plan guarantees that the HVAC systems in rental properties are functioning efficiently, reducing the likelihood of tenant complaints. Regular maintenance can also prevent costly repairs, ensuring properties remain attractive to prospective tenants.
  • How much does HVAC maintenance visit cost?
The cost of a service plan can vary based on the complexity of your HVAC system, the manufacturer, age of equipment, previous maintenance regime and the level of service required. In London, prices for air conditioning maintenance typically range from £70 to £120 per unit. It's advisable to consult with service providers for precise quotes tailored to your specific needs.
  • My apartment is only one year old, so it doesn’t need servicing; it has a guarantee.
While new apartments often come with guarantees, these warranties require evidence of regular maintenance to remain valid. Neglecting scheduled servicing can void your warranty, leaving you responsible for repair costs. Regular maintenance ensures your system operates efficiently and maintains warranty coverage.
