Water & Drainage Systems

In high-specification apartments, the water system must quietly deliver comfort, safety, and reliability behind the scenes. From pressurised hot water loops to concealed waste traps and overflow pipes, the systems in your home are sophisticated—but they must be actively maintained to stay that way.
One of the most critical elements is water hygiene. Without proper circulation, temperature control, and maintenance, harmful Legionella bacteria can thrive in stagnant or lukewarm water—posing serious health risks. This is especially relevant in large apartments, new developments that are only partially occupied, or homes that sit vacant for extended periods, such as pied-à-terres or investment units.

Even if you aren’t home, your water system still needs care.
🔧 What Our Water & Drainage PPM Service Covers
Our luxury-focused service ensures that all plumbing and drainage systems in your apartment remain clean, safe, and compliant—even when no one is watching:
Legionella Compliance Temperature Checks
We test hot and cold water outlets to ensure they meet safety standards:
Hot water must reach 50°C within 1 minute at outlets (55–60°C at storage or distribution).
Cold water must be below 20°C within 2 minutes.
This helps prevent the conditions in which Legionella bacteria multiply.
Flush-through of Infrequently Used Outlets
In rarely occupied or seasonally used apartments, we ensure regular flushing of taps, showers, and toilets to prevent stagnation.
Overflow & Waste Functionality Checks
All basins, baths, utility overflows, and appliances are tested to ensure water discharges freely—avoiding overflows or trapped debris.
Drainage System Inspection
We assess internal waste lines, traps, and gullies for slow flow, foul odours, or early blockages—particularly important for stone-clad bathrooms and custom joinery.
Trace Heating System Checks (Where Installed)
For properties with exposed or vulnerable pipework, we test trace heating circuits for continuity, insulation resistance, and operational temperature range—crucial during colder months.
Leak & Corrosion Visual Survey
We check isolation valves, accessible copper pipework, flexi connections, and control fittings for signs of leaks or fatigue.
Tap & Mixer Valve Testing
Ensures precise temperature blending and smooth mechanical function, helping detect failing cartridges or scale build-up.
Digital Compliance Report
All readings and actions are logged for your maintenance records—ideal for warranty and resale requirements.
🌟 Benefits to the High-End Occupier
💧 Health & Water Hygiene
Legionella Risk Eliminated – We keep water temperatures in the critical safe zones to ensure bacteria cannot thrive.
Safe Showers & Basins – Timed checks prevent scalding, and identify dangerous stagnation in infrequently used outlets.
🏢 Designed for London Apartments
Ideal for Unoccupied or Low-Use Properties – Whether your apartment is lived in daily or visited seasonally, we ensure the water system continues to operate safely.
Protects New Builds & Empty Units – In partially occupied developments, pipework may remain unused for months. We flush and monitor these systems to reduce health risks and maintain warranties.
🛠️ System Integrity
Prevents Leaks & Blockages – Catching slow wastes or hidden leaks before they affect finishes like stone floors or custom cabinetry.
Winter-Proofed Pipework – Trace heating keeps vulnerable pipes warm and flowing, even in voids or service risers.
📋 Documentation You Can Rely On
Meets HSE ACoP L8 & HSG274 Guidelines – Fully aligned with UK Legionella legislation.
Resale & Compliance Ready – Our reports serve as proof of routine PPM, preserving warranties and easing conveyancing.
🧠 Expert Insight
Legionella thrives in temperatures between 20°C and 45°C. That means tepid water in unused taps—exactly what you get in an empty apartment. If you’re not using the water daily, someone needs to be maintaining it.
As part of our standard service, we carry out full compliance checks during our twice-yearly visits—including temperature testing at outlets in line with Legionella prevention guidance.
However, in properties that are unoccupied or used intermittently, we strongly recommend weekly flushing of all taps, showers, and appliances to prevent stagnation and bacterial growth. This routine flushing is not included in the core service but can be arranged as an optional add-on, tailored to your schedule and property use.
