Why Checking Your Water Temperatures Is Essential in Luxury Apartments

In London’s finest apartments, comfort is everything. Hidden behind sleek finishes and designer fittings lies an intricate water system – one that must be regularly checked to ensure both luxury and safety. One small oversight can mean discomfort, wasted energy, or even risk to your health.

🔥 1. Legionella – A Hidden Health Risk 

Water systems that sit idle or are improperly maintained can become breeding grounds for Legionella bacteria. This bacteria thrives in water between 20°C and 45°C. If your hot water isn’t reaching at least 50°C at the tap within a minute, the system could be at risk. 

In luxury apartments with large cylinders, underfloor heating loops, and long pipe runs, the risk increases if temperatures aren’t carefully balanced and monitored.

  • Using more energy to compensate 

  • Likely dealing with incorrect actuator or valve settings 

In properties with HIUs (Heating Interface Units) or communal plant rooms, ensuring valves are operating correctly is crucial. A valve stuck partially open can waste heat energy 24/7 – silently inflating your bills without you knowing.

  • Smart digital mixers 

  • HIUs with thermostatic control 

  • Secondary return loops 

These systems deliver instant comfort – but only if regularly calibrated. Just because hot water is flowing doesn’t mean it’s doing so safely or efficiently.

Cold outlets should remain below 20°C. If your cold taps are running warm, it could indicate: 

  • Pipework running too close to hot pipes 

  • Lack of insulation
